
Property tax hiked by 15 percent in Mumbai, but some are relieved
Mumbai: The Mumbai Municipal Corporation's property tax has increased by 15.89 percent. This increase has been made automatically due to changes in the ready reckoner for the financial year 2025-26, without any revision in the property tax rate. However, the Municipal Corporation has taken a middle path to ensure that the additional burden of this increased tax does not fall on Mumbaikars, which is likely to provide some relief to taxpayers.
Flats smaller than 500 square feet have been completely exempted from property tax. Therefore, no tax will be levied on the owners of these flats. Also, Chief Minister Devendra Fadnavis and Urban Development Minister Eknath Shinde had suggested reconsidering the proposed solid waste management fee. Accordingly, the Mumbai Municipal Corporation has decided to suspend the solid waste management fee. As a result, even though the property tax has increased, there is no need to pay solid waste fee.
There is a provision to revise the property tax every five years as per the Municipal Corporation Act. This was implemented in 2015. In 2020, there was no increase due to the humanitarian situation due to Covid. Moreover, the law was amended to provide for revisions every ten years instead of five. Accordingly, the property tax has increased in 2025.
