Of MHADA colonies in Goregaon Redevelopment will take place, decision in the cabinet


Mumbai, Dec 8: The Cabinet approved to redevelop MHADA colonies at Motilal Nagar in Goregaon as a special case. The meeting was chaired by Chief Minister Uddhav Thackeray.
At Motilal Nagar 1, 2 and 3 in Goregaon (W) of MHADA, on an area of ??about 50 hectares, the estimated number of slums is 3700 and the number of huts is about 1600 and the total is 5300. Considering the total area of ??Motilal Nagar, the density of sludge is 106 slats per hectare. This density is much less than 450 sq per hectare as per Regulation 30 (b) of the Greater Mumbai Development Control and Promotion Rules 2034. So there is actually plenty of space for redevelopment. Moreover, the existing residents have access to more space than the area of ??the gutters they hold.
33,000 floors for the commoners
With the redevelopment of the Motilal Nagar colony, an additional 33,000 flats will be available to the general public in addition to the rehabilitation component. Therefore, it was decided to give it the status of "Special Project". The total area of ??the colony is about 50 hectares, with a density of 106 per hectare of sludge, the area required for the redevelopment component. Since the redevelopment project is to be done by appointing a Construction and Development Agency, it was decided to give the project the status of "Special Project".
While making this appointment, the share of carpet area index should be made on the basis of division and the required tender process will be implemented through MHADA. The tender for the project will be finalized by the agency which will provide the maximum share of the remaining carpet area to MHADA excluding the rehabilitation portion. However, the pre-approval of the Government will be taken before finalizing the tender regarding the exact status of concession in the boundary area to be given to MHADA as per the tender in the tender or if the option of premium is accepted instead.
1600 sq.ft. per acre for residential use under this project. Construction area (BUA) will be sanctioned. However, this 1600 sq. Ft. Out of the construction area, 833.80 sq.ft. The agency for this redevelopment project will have to bear the construction cost for the area exceeding the construction area. For non-residential use, the per capita area is 987 sq.ft. So much construction area will be sanctioned for this 987 sq. Ft. Out of the construction area, V.N.V. 502.83 sq.ft. The cost of construction for an area larger than the construction area should be borne by the organization for this redevelopment project.
MHADA will complete the project itself as per the High Court order. However, as it is not possible for MHADA to implement the project at present, MHADA will have to implement the project indirectly by appointing an agency. Steps will be taken by MHADA to do this as a raw pre-preparation with some conditions. That too was approved by the Cabinet today.
